The construction of Park 355 Phase III is now complete!

The Class A distribution center building is 152,122 square feet (divisible by 36,000 square feet) and located at Interstate 355 and Internationale Parkway. It features 30-foot ceiling heights, three drive-in doors and 15 docks, with 15 extra docks permitted based on tenant requirements. Nearby amenities include The Promenade Bolingbrook Shopping Mall.

Occupancy began last month, with CORT Furniture being the first to reside in the warehouse. The Chicago-based furniture rental service encompasses 56,056 square feet. 96,066 square feet remain available.

HSA Commercial Announces 150,000 SF Spec Industrial Development at Park 355 in Woodridge, Ill.

Jack Shaffer, chairman of Chicago-based HSA Commercial Real Estate, today officially announced the firm will develop a 152,122-square-foot speculative warehouse at 2141 Internationale Parkway in Woodridge, Ill. HSA Commercial will broke ground last month on the new Class A distribution center building, the third and final phase in the highly successful Park 355 development, which will encompass more than 500,000 square feet when construction is completed on Phase III in March 2017.

Located at the southwest quadrant of Interstate 355 and Internationale Parkway, the new 152,122-square-foot building will include 30-foot clear heights, three drive-in doors and 15 truck docks, with the ability to construct an additional 15 docks based on tenant requirements. The freeway-visible Phase III will be able to accommodate users requiring as little as 36,000 square feet, making it one of the only newly constructed Class A options available for smaller tenants in the Interstate 55 corridor.

“With the strong lease-up of our previous two buildings at Park 355 and the continued demand for high-clear, Class A industrial space—particularly among smaller users—the timing for this project is ideal,” said Robert Smietana, vice chairman and CEO of HSA Commercial. “Although this building is being developed on spec, the leasing interest has been so strong that it would not be a surprise to have a sizeable portion of the building pre-leased before construction is complete.”

So far, CORT Furniture, a Chicago-based furniture rental service, has signed a lease to occupy 56,056 square feet of the Phase III warehouse once construction is complete.

Tim Thompson, executive vice president and managing director of the Industrial Services Group at HSA Commercial, is responsible for project leasing. Cornerstone Architects Ltd. designed the new distribution center, and Morgan / Harbour Construction will serve as the project’s general contractor.

CORT Furniture To Occupy Park 355 Phase III In Woodridge, IL

CORT Furniture, a Chicago-based furniture rental service, has signed a lease to occupy 56,056 square feet of the third phase of Park 355 in Woodridge, Illinois, when construction is complete this fall. The lease with CORT is the first at the 152,112-square-foot warehouse facility located along Interstate 355 at 2141 Internationale Parkway. There are 96,066 square feet (divisible to 36,000) remaining at the facility.

Park 355 Phase 3 was developed by HSA Commercial and features 30-foot clear heights, an ESFR sprinkler system, 10 truck docks, and 2 drive-in doors. The new 152,112-square-foot warehouse is divisible to 36,000-square-foot suites to accommodate tenants seeking immediate leasing opportunities in the Interstate 55 corridor.

HSA Commercial is pleased to announce that the firm broke ground earlier this month for a new 152,112 square foot speculative warehouse in Phase III of Park 355, in Woodridge, Illinois.

Located at 2141 Internationale Parkway, the new building will sit on 9.68 acres and will include 30-foot clear heights, an ESFR sprinkler system, 10 exterior truck docks, and two drive-in doors. The property is located near the junction of I-55 and I-355 and parking is planned for 100 vehicles.

HSA Commercial’s Tim Thompson is responsible for project leasing. Construction is scheduled for completion in fall 2016.
